Our engineer has already met with all the town departments to discuss the design and resolve any issues. This project is ready to go
In addition, there is also an Approved subdivision plan for 3 estate lots
The following files contain information that is required for Approval, which is a site plan review and special permit process.
These files contain drawings and may take a few seconds to download
this project is designed to be highly profitable
Notice that this design requires about 1/2 the road length of other designs supporting the same number of units. Additonally, this design uses both LID (low impact development) and BMP (best management practices) which allow the elimination of storm drains and curbs and result in a huge cost savings to the builder
Topo and Survey are complete. Our engineer has them.

East: The property does not conform to residential zoning requirements, abutting for approximately 1200 feet. There are currently three soccer fields on it.
West: A power line corridor abuts the northwestern property line. They rapidly move away from the property as you go up the hill and continue to move far away as you walk to the back of this property. They are not the large metal tower type, rather the pole type and are not highly visible from most of the property.
North: Just as the power line side will never be developed, the land abutting the back of the property is steeply sloped, partially wet and does not conform to zoning for development. It will likely never be developed and it is currently wooded.
South: Singletary Ave.
The property has jet black top soil averaging depths of 2'. It is a sandy loam. With the exception of a large area that is exceptionally sandy, below the farm soil is glacial till.
Installed, Never Used, Septic system which can be expanded according to Title V
Tested Well at 8 gpm
Gravel driveway
Almost 3,000 linear feet of maintenance free black plastic horse fencing with plastic posts.
Small 16x20 outbuilding, suitable as animal shelter, or for storage with some modification.

There are views from the top of the hill in the north and west. The property is fairly isolated as none of the abutting land can be developed under current zoning. The state-owned road is well-paved and well-maintained, and not dependent on the vagaries of local town maintenance. From the 591' of frontage, the property slopes upward at less than 5% for approximately 600'. After the crest of this "hill" is reached, the top of the hill is fairly flat.
The property is in a registered historic district
Online with town web site. Our zoning district is R-1.
